Franklin 38, Luxury Boutique Bed and Breakfast has four guest suites, all decorated with sophisticated refinement and individual character. Whilst maintaining its original period features, Franklin 38 has been extensively renovated to the highest standard incorporating contemporary architecture, materials and furnishings. All have their own tiled ensuite bathrooms with underfloor heating, heated towel rails, NZ natural toiletries and luxurious towels & linen. Fitted out to the highest standard with Smart TV'S, Bluetooth Speakers and contemporary designer furniture.

Daily housekeeping is included in our rates and Secure Car Parking is provided.

Cancellations & Refunds

Our bookings are generally made several months in advance. Because of this and our intimate size, cancellations have a significant impact on us. We therefore have the following cancellation policy:

  • Cancellations made more than 14 days prior to arrival will attract no tariff.

  • Cancellations 14 days or less will receive no refund and you will be charged for the entire stay unless we are able to re-rent the room.

  • Payment Policy: Full Payment is required to be settled upon Check In. We will process the credit card your booked unless advised of a different card before arrival.

  • Travel insurance is recommended for protection from cancellations beyond your control.
